Timber frame new build in Shropshire
Not all of our time is spent building in Birmingham.
This project was very different to the general building in Birmingham that we do. The building was very eco-friendly.

Legislation seems to increase the amount of insulation required for new builds on a regular basis. This was no bad thing in this instance with the site on the top of a hill, not far from Wenlock Edge in Shropshire, it was very exposed to the elements. It was the first time we had been involved in pressure testing a property for draughts. We passed!
Another first for us; as we connected our hot water cylinder to the solar panels and a back burner was fitted to the log burning stove. The solar panels were surprisingly effective.
The open plan kitchen/living area worked really well. With all the insulation in the building the range acted as effective central heating
The well planned location of some recessed external lights illuminate the veranda perfectly, making it a great place to spend summer evenings.
Victorian Property Refurbishment in Birmingham
This project involved refurbishing several rooms within a large Victorian house. The existing plasterwork had degraded to such a degree that it had to be removed back to the brickwork and replastered. In the front bay a radiator was custom built to fit within the bay.
The internal doors were bespoke, made from reclaimed timber to give an original look and the floorboards were cut from old timber beams. A replica fireplace and hearth were fitted, the skirting and architrave replaced, and the room was then decorated throughout.
Generally the same work was carried out in this room.
The old bay window was removed and the opening enlarged to accommodate a new set of uPVC French windows.

New Build Terrace House
The two pictures on the left are before and after shots of a new build project in Selly Oak in Birmingham. The building of the property posed several problems because of the small narrow site and awkward access

Refurbishment of an Investment Property in Selly Oak Birmingham
On the left there are some before and after images of a refurbishment we carried out on a Victorian terrace in Birmingham which show the kitchen, bathroom and lounge. Prior to the renovation the property was struggling to achieve a rent of £50 per bedroom per week after the work that rose to an easily achievable £65.
Kitchen after renovation
In the kitchen a partition was ripped out as were the old units, appliances and work surface. The plastering was made good, a new kitchen fitted, new tiling to the splashbacks, the room was totally redecorated and a new laminate floor installed.
In the bathroom the old bathroom suite was removed along with the old tiles. A new suite was installed with a concealed cistern built into some new shelves, the walls were re tiled, new recessed low voltage spot lights were fitted and the room redecorated.
In the lounge the chimney was opened up and some shelves installed, the old decoration was stripped out and the walls and ceiling replastered, skirting and architrave were replaced with new before the room was decorated and the new laminate floor installed.

Loft / Attic Conversions
In many properties a large amount of space can be wasted in the attic. Two extra bedrooms were constructed when this loft conversion was finished. The picture to the left shows the pitched roof dorma on the front elevation of the house. This has a cement slate pitched roof the cheeks being clad in UpVC.

The rooms in this property are approximately 4m x 4m and it had two bed rooms before the alterations began and four once we had finished as it is an investment property every inch was made to count. This room is now being used as a double room for a student and as well as a bed contains a large wardrobe and desk
Although large flat roofed dormas such a s this are not particularly aesthetically pleasing most planners allow them on rear elevations. They are practical as they dramatically increase head hight making the rooms much more useable
Although from the picture this may seem a larger room than the front room shown above it was actually harder to fit all the required furniture in. The bed was constructed on a raised platform over the stairwell to use space that otherwise would have been wasted. This meant that a double bed could also be used in this room
